π§ Beach Access Construction Update - Carlsbad Boulevard
Construction will begin soon along Carlsbad Boulevard between Pine and Tamarack avenues to replace the upper seawall stairs and widen sidewalks. The project will run in two phases from October 2025 through Spring 2027, with a pause during summer months (Memorial Day to Labor Day).
The work includes replacing four aging stairways between Pine and Hemlock avenues and widening the sidewalk between Pine and Cherry avenues by 2Β½ feet. During construction (Monday-Friday, 7 a.m. - 4 p.m.), expect west-side sidewalk closures, limited beach stair access, and some parking restrictions. The southbound bike lane will remain open.

β½οΈ Del Mar Polo Fields Update: City Lifts Event Limits at Surf Sports Park
San Diego City Council just lifted use restrictions at Surf Sports Park (formerly Polo Fields) near Del Mar. The decision lets the park host more soccer tournaments and youth events each year, moving up from the old 25-day limit to a maximum of 40 days of larger gatherings.
Neighbors have raised concerns about parking and traffic, while supporters say these events are great for local families and kids who play sports. The new rules will be in place through 2044. Community conversations will likely continue, but for now, you can expect more local action on the fields just a short drive from Carlsbad.
π πΈ Tax Time Reminder for Homeowners!
Itβs that season again: property tax bills for homes, condos, and land are due soon. Your first payment is due November 1 (late if not paid by December 10), and the second is due February 1 (late after April 10). If a deadline lands on a weekend or holiday, you have until the next business day to pay without penalty.
Thanks to Proposition 13, most local homes are taxed at about 1% of assessed value, plus voter-approved extrasβso double-check your bill. The Carlsbad areaβs median rate runs close to 1.11%, putting the average property tax just under $7,000, but your exact bill depends on location and value.
π΅ Miss a payment? Thereβs a 10% penalty, plus added interest if your tax goes unpaid past June 30. Avoid the headache and pay online by e-checkβitβs fast, free, and simple with your bank account info. If needed, the county offers payment plans and support for those who need extra time.
